What the 30-year and 15-year mortgage rates mean

This is the average rate on a 30-year fixed-rate home loan, with the 15-year fixed rate beside it, from Freddie Mac’s weekly Primary Mortgage Market Survey. Since November 2022, Freddie Mac has based the survey on loan applications that lenders send it, so the number reflects what borrowers were actually offered across the country that week.

A fixed rate stays the same for the life of the loan. The weekly average is a benchmark, not a quote: your own rate depends on your lender, your credit, the size of your down payment, and when you lock.

No. It is a national weekly average of rates reported to Freddie Mac. Your rate depends on your lender, your credit, your down payment, the loan, and the day you lock it.

How often does the mortgage rate update?

Once a week. Freddie Mac publishes the survey weekly, and this page copies the latest weekly print. The as-of date is printed beside the figure.

Does the Federal Reserve set mortgage rates?

No. Lenders set mortgage rates. The Fed sets a target range for the federal funds rate, which is an overnight rate between banks, and mortgage rates are priced in the market. The Fed Gazette prints both so you can compare them, on the Fed rates page.

What is the 15-year mortgage rate?

It is the same weekly survey for a 15-year fixed loan. The 15-year rate is shown beside the 30-year rate in each table and as the red line on the chart.
